Evaluate the roof structure

Metal roofing is lightweight, but the deck, framing, trusses, purlins, fasteners, and existing damage still matter. Replacement work should address structural or moisture problems before new panels conceal them.

Existing leaks may come from flashing, condensation, penetrations, fasteners, damaged decking, or wall transitions. Finding the cause matters before replacement decisions are made.

Select the right panel system

Exposed-fastener and concealed-fastener systems have different costs, details, maintenance needs, and ideal applications. Roof slope, building use, appearance, and budget should guide the choice.

Panel gauge, profile, coating, color, clip or fastener system, trim package, substrate, underlayment, and warranty terms should be evaluated as a complete system.

Detail transitions and penetrations

Valleys, sidewalls, endwalls, ridges, eaves, chimneys, vents, skylights, and roof-to-roof transitions are common leak points. Proper flashing geometry and compatible sealants matter more than simply adding caulk.

Water should be directed over successive layers and away from joints. Field-applied sealant is a detail component, not a substitute for correct flashing design.

Plan ventilation and condensation control

Agricultural, shop, garage, and residential buildings produce different moisture loads. Insulation, vapor control, ventilation, underlayment, and interior use must be considered together.

Warm, moist interior air can condense on cold metal. The solution depends on climate, use, insulation location, vapor control, ventilation, and whether the building is conditioned.

Protect the finish

Correct cutting methods, fastener placement, panel handling, cleanup of metal shavings, and separation from incompatible materials help protect the coating and appearance.

Metal filings can rust and stain the roof. Panels should not be cut with methods that damage coatings or shower hot particles across finished surfaces.

  • Is the structure and deck suitable?
  • How will ventilation and condensation be handled?
  • Which flashing details are included?
  • What maintenance and warranty terms apply?
